Maintenance operations

A clearer path from repair request to landlord update.

Tenants can report an issue with details and photos. Landlords review urgency on requests from the maintenance queue, choose a tracking status, and share updates tenants can follow.

The maintenance path

  1. Step 01Tenant requestIssue details and optional photos
  2. Step 02Landlord reviewOpen a queued request to review its urgency
  3. Step 03Shared updateA landlord-set status and tenant-visible note

One queue, clear roles

Built around the tenant request and the landlord’s next decision.

Request details stay available as the landlord reviews the issue and keeps the tenant informed.

For tenants

Submit a maintenance request from the tenant portal with an issue description and up to five supported photos. Return to the request to see its current status and updates the landlord has shared.

For landlords

Review the reported urgency on a request, then use the maintenance queue to focus on the work at hand. Filter by the request’s urgency, priority, status, category, or unit.

  • Urgency
  • Priority
  • Status
  • Category
  • Unit

Status and updates

Keep the request visible as plans change.

Landlords control each request’s tracking status and can post an update for the tenant. Tenants can check the status history and read the notes shared with them.

A useful notification, with clear limits

When a landlord changes a request’s status, Latchstead attempts to email the tenant on file. Email delivery is best-effort. Status updates and notifications do not guarantee a contractor, a response time, or a completed repair; the landlord decides how to arrange the work.
